Based on a highly sustainable and environmentally responsible design, COWI has delivered master planning and architectural services on more than 180,000m2 of mixed use development in Karzakan.

The master plan of Karzakan development weaves buildings and landscape together in a symbiotic way.

The residential zone includes a number of different villa types and apartment buildings that house approximately 18,060 people. Some villas are sea facing with a spectacular view across the ocean, and each house has a back garden as well as a roof garden increasing the garden space for each plot.

The public area for the residential zone is placed in the centre of the community. It includes a variety of recreational activities as well as landscaped zones.

The area accommodates furthermore a number of urban functions such as picnic spot, shaded walkways, shopping area, kids' playground, a sports and activities building as well as a public space dedicated for exhibitions, outdoor performances and festivals.

Sustainable strategy The Karzakan development will be LEED Gold certified and focus on energy generation and water conservation. The following sustainable measures will be applied:

  • Using photovoltaic cells as part of energy generating strategy 
  • Wind turbines to generate electricity 
  • Orientation of buildings to reduce solar gain and encourage passive natural ventilation 
  • Green roofs and living walls which not only enhance the aesthetic and programmatic functions but also contribute to the environmental qualities by minimizing air pollution and CO2 emissions. 
  • Water ponds which act as a catchment base allowing water to be collected and recycled using natural reed bed technology 
  • Noise pollution will be reduced by utilizing recycled rubber materials for the road surface.
