Salman Bay, land use and spatial planning, Saudi Arabia

COWI has been appointed to design a concept master plan for a tourist hub at Salman Bay, North Jeddah, Saudi Arabia.

As part of the master plan design process, COWI’s urban planning team in association with our economic and market analyst sub-consultant prepared a number of spatial planning and land-use options for the site. These options then formed the basis of a number of structure plans scenarios that led the client body to choose the preferred master plan.

The project site is over 72 km2 with a developable area of over 14 km2. The mixed use, tourist oriented development will include a number of iconic tourist attractions, 5 star hotels and a range of residential accommodation to house approximately 100,000 people.

In undertaking this significant project COWI called upon its in-house specialist disciplines in the field of master planning, transportation, marine, external works (landscaping) and MEP (HVAC & Public Health) engineering.

Promoting sustainability
COWI plans to make the project the first sustainable development in the Kingdom, both actively promoting it through innovative design as well as education and awareness through research centres and collaborative community projects.
